The Problem

A couple living on the 15th floor of EkoCheras Residence called Masters Aircond Service KL on a Saturday evening — their master bedroom aircond was dripping water onto their bed, and the second bedroom unit had water running down the wall behind it. They'd placed towels and containers to catch the water but needed an urgent fix before the water caused damage to their laminate flooring and the freshly painted walls.

The two Midea MSXS-10CRDN8 units were installed when they moved in about three years ago. The couple admitted they hadn't serviced the airconds since installation — three years with zero maintenance. They'd been running both units nearly 12 hours daily since they both worked from home.

Our Assessment

Our Masters Aircond Service KL technician arrived within 90 minutes of the call. Upon inspection, the cause was immediately clear: both units had severely blocked drain lines. The condensate water — which normally flows from the indoor unit's drain pan through a PVC pipe to the building's external drain — had nowhere to go and was overflowing from the drain pan into the room.

The master bedroom unit's drain line was completely blocked by a combination of algae, dust sludge, and insect debris (a small cockroach nest was found at the pipe elbow). The second bedroom had a different issue — the drain hose had kinked behind the unit during the original installation, creating a low point where water pooled and eventually backed up. Work Timeline

Step 1: Emergency Water Containment

Turned off both units immediately. Removed the front panels and manually drained the overflowing drain pans into buckets. Wiped down the wall and dried the affected areas to prevent further water damage to the paint and flooring.

Step 2: Master Bedroom — Drain Line Clearing

Disconnected the drain hose from the indoor unit. Used a manual drain pump and compressed air to blow out the blockage. Flushed the entire drain line with diluted bleach solution. Removed the cockroach nest material from the elbow joint and sealed the pipe entry point with mesh to prevent future insect intrusion.

Step 3: Second Bedroom — Drain Line Re-routing

Removed the kinked drain hose and replaced it with a new section of PVC drain pipe. Re-routed the pipe to maintain a consistent downward slope (minimum 1:50 gradient) from the unit to the wall penetration. Secured the pipe with proper clips to prevent future kinking.

Step 4: Basic Service on Both Units

Since both units hadn't been serviced in 3 years, we performed a complimentary basic service — cleaning the air filters, brushing the coil surface, and checking the drain pans for cracks. Both drain pans were intact but had significant algae build-up which was cleaned.

Step 5: Testing & Verification

Ran both units for 45 minutes while monitoring the drain output at the external wall. Both lines flowing freely with clear water. Poured 500ml of water into each drain pan to simulate heavy condensation — drainage handled the load without issue.

Results
