The Problem

The owner of a 3,200-square-foot penthouse at 10 Mont Kiara reached out to Masters Aircond Service KL about a major issue — his electricity bill had jumped from around RM 800 to over RM 1,400 per month, and several units were no longer cooling properly. The penthouse had six Daikin wall-mounted units in the bedrooms and study, plus two ceiling cassette units in the open-plan living and dining area.

The property had been tenanted for five years, and the previous tenant had done minimal aircond maintenance — just basic filter washing. The owner was now preparing the unit for a new tenant and wanted everything restored to peak condition. Two of the wall-mounted units were icing up on the evaporator coil, and one ceiling cassette was making a loud rattling noise.

Our Assessment

Our Masters Aircond Service KL team spent a full morning inspecting all eight units. The findings were consistent across the board: heavily soiled evaporator coils, clogged blower wheels, and partially blocked drain lines. The two icing units had restricted airflow due to extreme coil blockage — when the coil can't transfer heat properly, it drops below freezing point and ice forms. The rattling ceiling cassette had a loose fan motor mount and debris caught in the turbine fan.

We recommended a full chemical overhaul for all eight units. Unlike a chemical wash, an overhaul involves completely dismantling each indoor unit — removing the evaporator coil, blower assembly, drain pan, and all internal components for individual cleaning, inspection, and reassembly. This is the most thorough cleaning method available and is ideal for units that have gone years without proper maintenance.

Work Timeline

Day 1: Wall-Mounted Units (6 units)

Fully dismantled all six wall-mounted indoor units. Removed evaporator coils, blower wheels, drain pans, and PCB boards. Soaked all components in chemical solution. Flushed and reassembled. Each unit took approximately 45-60 minutes.

Day 1: Drainage System Overhaul

Cleared all six drain lines with pressurised water. Found significant algae and sludge build-up in the main drain manifold behind the ceiling void. Flushed with diluted bleach solution and installed anti-algae drain tabs.

Day 2: Ceiling Cassette Units (2 units)

Removed ceiling cassette panels and dismantled internal components. The living room cassette had a cracked fan motor rubber mount, which was causing the rattling — replaced with a new mount (RM 45 parts cost). Both cassettes received full chemical treatment.

Day 2: Outdoor Unit Servicing

Cleaned all four outdoor condenser units with pressurised water to remove dust, leaves, and debris from the condenser coils. Checked refrigerant levels on all systems — two were slightly low and received a minor top-up.

Day 2: Testing & Commissioning

Ran all eight units simultaneously for one hour. Measured outlet temperatures across all units — ranging from 9-11°C, a major improvement from the pre-service readings of 15-20°C. No icing, no rattling, all drainage flowing freely.

Lessons & Tips

If you're a landlord in Mont Kiara, include aircond servicing requirements in your tenancy agreement. We recommend specifying that tenants must service the aircond at least once every 6 months, with receipts provided to the landlord. Many of the expensive overhaul jobs we do could have been prevented with regular RM 50-80 basic servicing.
