The Problem
A tech startup occupying a 2,400-sqft office unit at The Earth, Bukit Jalil was undergoing a full interior renovation. The ID contractor needed all 5 aircond units removed before they could begin hacking walls, relocating electrical points, and installing new ceiling panels. The units — a mix of 3 Daikin wall-mounted and 2 Panasonic ceiling cassette models — were to be stored safely and reinstalled after the renovation.
The contractor had initially suggested their own workers remove the airconds, but the office manager wisely contacted Masters Aircond Service KL for professional aircond dismantling. Our Assessment
We surveyed the office at The Earth, Bukit Jalil and documented all 5 units:
- 3 Daikin FTKF wall-mounted units (1.5HP each) — serving the 2 meeting rooms and CEO's room, all mounted on walls that were being hacked
- 2 Panasonic ceiling cassettes (2.5HP each) — serving the open-plan area, mounted in the ceiling grid that was being replaced
- Outdoor units — all 5 condensers on the building's designated outdoor ledge on Level 8, accessible via the common corridor
- Piping condition — all copper piping was in good condition and could be reused during reinstallation, saving the client significant cost
We scheduled the dismantling for the Saturday before renovation began, coordinating directly with the ID contractor to ensure the space was ready for hacking on Monday.
Work Timeline
Step 1: Refrigerant Pump-Down
Performed a proper pump-down procedure on all 5 systems — running each compressor while closing the liquid line valve to push refrigerant back into the outdoor unit. This preserves the gas charge and prevents environmental release.
Step 2: Electrical Disconnection
Isolated power supply to all units at the DB box. Disconnected signal and power cables from each indoor and outdoor unit. Labelled all wiring with unit numbers for easy reinstallation.
Step 3: Indoor Unit Removal
Carefully removed all 3 wall-mounted units and 2 ceiling cassettes. The cassettes required two technicians and a support frame to lower safely from the ceiling void without damaging the units.
Step 4: Outdoor Unit Removal
Disconnected and removed all 5 outdoor condensers from the ledge brackets. Capped all refrigerant line connections with brass caps to prevent moisture ingress during storage.
Step 5: Wrapping & Storage
Wrapped all indoor and outdoor units in protective plastic and bubble wrap. Stored them in the building's designated storage area on Level B1, as arranged with building management.

Lessons & Advice
Never let general contractors or renovation workers remove your aircond units. We've seen too many cases where units were yanked off walls without pumping down the refrigerant — resulting in complete gas loss (RM150–300 to recharge per unit) and moisture contamination that damages the compressor over time.
