The Problem

The office manager of a small accounting firm in Wangsa Walk Mall, Wangsa Maju, reached out to Masters Aircond Service KL about a persistent bad smell coming from their ceiling cassette airconds. The office has two Daikin FCC60A 2.5HP ceiling cassette units that serve their 800-sqft open-plan workspace.

Our Assessment

Standard servicing cannot penetrate biofilm on coils. This required a proper chemical wash — using alkaline-based coil cleaner to dissolve the organic buildup, followed by high-pressure rinsing.

Work Timeline

Step 1: Workspace Protection

Laid protective plastic sheets over desks, computers, and flooring beneath both ceiling cassette units. Ceiling cassette chemical washes involve significant water runoff, so thorough protection is essential.

Step 2: Panel & Filter Removal

Removed the decorative ceiling panels and air filters from both units. Detached the drain pans and soaked them in anti-bacterial solution to kill mould and remove biofilm.

Step 3: Chemical Application

Sprayed professional-grade alkaline coil cleaner across all evaporator coil surfaces on both units. Allowed 15 minutes of dwell time to break down the biofilm and mould layers.

Step 4: High-Pressure Rinse

Used a portable pressure washer to flush the chemical solution and dissolved contaminants from the coils. Collected all runoff water using catch trays — the water was dark brown, showing just how much grime had been embedded.

Step 5: Blower Wheel Cleaning

Removed and cleaned both blower wheels with degreaser and brushes. This step is often skipped in basic chemical washes but makes a huge difference in airflow quality.

Step 6: Reassembly & Air Quality Test

Reinstalled drain pans, filters, and ceiling panels. Ran both units for 30 minutes. The sour smell was completely gone — replaced by clean, fresh cold air.
