What Is a Chemical Wash?

A chemical wash (sometimes called chemical cleaning) is a deep-cleaning process where a technician sprays a specialised alkaline or acidic chemical solution directly onto the evaporator coil, blower fan, and drainage tray — all while the unit remains mounted on the wall.

The chemical dissolves stubborn dirt, grease, and mould that a standard service can't remove. The dirty solution drains out through the drainage pipe along with all the gunk. The whole process takes about 45-60 minutes per unit.

What's Included in a Chemical Wash:

• Chemical spray cleaning of the evaporator coil
• Blower fan and drainage tray cleaning

• Basic gas pressure check

What Is a Chemical Overhaul?

A chemical overhaul is a much more thorough process. The technician completely disassembles the indoor unit — removing the evaporator coil, blower fan, drainage tray, PCB board, and all other components from the wall bracket. Each part is then soaked and cleaned individually in chemical solution.

This allows the technician to clean areas that are physically impossible to reach during an in-place chemical wash — the back of the evaporator coil, deep inside the blower barrel, behind the drainage tray, and inside the unit housing itself.

What's Included in a Chemical Overhaul:

• Complete disassembly of the indoor unit
• Individual chemical soaking of evaporator coil, blower fan, and drainage tray
• Cleaning of the unit housing and wall bracket
• Inspection and cleaning of all electrical connections
• Drainage system deep flush
